Shingles curling or cracking: repair, section, or replace?
Curling corners and cracked granule-shedding shingles mean the asphalt is at end-of-life — usually 20–25 years in, faster on south-facing slopes. Individual curling shingles can be spot-replaced; widespread cracking across slopes means full replacement planning (budget $8,000–$20,000 asphalt). Get on a ladder-free look with binoculars before paying anyone for an inspection.
What to do, in order
- Survey from the ground with binoculars: which slopes? One slope = heat/ventilation issue; all slopes = age.
- Check the attic on a sunny day: light through boards, moisture stains, or a hot attic (>130°F in summer) means ventilation is cooking the shingles from below.
- Press-test a cracked shingle gently (stay off the roof if it's steep or two-story): brittle and crumbling = advanced age.
- Count the damage: under 10 shingles and localized = spot repair ($300–$800); one slope = section replacement; everywhere = plan full replacement.
- Collect 2–3 quotes and ask each: overlay vs tear-off (tear-off is almost always right), underlayment spec, and ventilation fix if that's the cause.
- Insurance note: curling from age is NOT covered; storm damage is. Don't file an age-related claim — it can hurt you at renewal.
Red flags — stop and call a pro
- Curling plus granules filling the gutters — the roof is in its final 2–3 years
- Daylight through roof boards in the attic
- Sagging roofline visible from the street — deck or structure problem, not just shingles
- Active leaks during ordinary rain
Prevention
Ensure balanced attic ventilation (intake soffit + exhaust ridge), keep gutters clean so water never backs under the first course, and replace with architectural shingles — the 10–15% premium buys a decade.
